The Advisory Neighborhood Commission (ANC) 6B working group following the development at 1333 M St. SE will meet virtually at 7 p.m. Wednesday, July 29. The meeting is open to the public.
The subcommittee works to negotiated community benefits related to the construction of the 900 unit mixed-use building at 1333 M Street. On Wednesday, the committee will give time to Capitol Hill Village to present a proposal related to the project. After that, the subcommittee will decide on a direction related to the ANC report to the Zoning Commission and any further items related to the commission’s status as a party to the case.
In April, ANC 6B voted 6-0-2 to the consolidated Planned Unit Development (PUD) and a Zoning Map Amendment for a project at 1333 M St. SE, on the triangle between M and Water Streets with the Virginia Avenue SE right-of-way. Developers Felice Development Group (FDG) seek a Zoning Map amendment from PDR-4, or high-density commercial, to a mixed use commercial and residential MU-9 zone.
The proposed project is a 791,063 square foot mixed-use building, containing 900 residential units and 45,419 square feet retail. The finished development will be made up of three buildings, two connected by a bridge at the second level, and is planned in three phases of construction.

The height and size of the project require a change to the zoning of the property, in this case a process undertaken through a Planned Unit Development (PUD) agreement. The community is entitled to benefits to offset the impact of the project on the community. The ANC makes recommendations on those benefits and amenities to the Zoning Commission, which may incorporate them into the order changing the zoning.
According to a Capitol Hill Corner report on the June 29 meeting, Capitol Hill Village suggested an adult day center be added to the development as part of the community benefits. ANC Planning and Development Committee Chair Corey Holman (6B06) has emphasized increased levels of affordable housing.
At the July 14th meeting of ANC 6B, the commission voted to send a letter to the Zoning Commission indicating the intent of the commission to participate in the hearing for the 1333 M Street SE PUD.
